1) Meet with Realtors and discuss your home and what the Realtors can offer you in terms of marketing, experience, etc. Select a Realtor and fill out all listing paperwork and disclosures. 2) Your Realtor lists your home in the local MLS. 3) Prepare your home to be shown. Declutter your house, remove valuable belongings. 4) Your Realtor holds a "broker's open house" to allow all the local agents to preview your home for their potential clients. 5) Your Realtor markets your home, holds open houses and shows your home to potential buyers. 6) You receive an offer or multiple offers, and you review those offers with the assistance of your Realtor. 7) Realtor negotiates offer / offer is accepted or Countered. 8) Escrow is opened by the buyer's agent. 9) Buyer completes investigations within 7 days. This includes Home Inspections, insurance, preliminary Title Report, Pest Report and Natural Hazard Disclosures. During this time the home is also appraised. 10) The buyer's agent submits a "Request for Repairs" if necessary, and then it is negotiated. 11) After all parties are in agreement and loan is secure, the buyer removes all contingencies. From this point forward the buyer cannot back out of the agreement for any reason or they risk entire loss of their deposit. 12) Start packing! Set your move date. 13) Sign all escrow paperwork. 14) The loan is funded to escrow. 15) Escrow distributes the funds due to you, minus any tax withholdings for capital gains. 16) Move. Clean your house and empty it of trash and personal belongings, leaving behind all items that are "fixed" or attached to the house or yard. 17) Escrow "records" your title with the County. 18) After recording is complete, you are no longer the owner of the home and must turn over possesion to the buyers. |
